Finance Manager – Regional Role Overview
Purpose of the Role:
Reporting to the Head of Finance/Director of Finance, the Finance Manager supports regional development, commercial, and sales teams by delivering timely, accurate financial insights and ensuring rigorous financial control across multiple schemes. This role is pivotal in driving effective business planning, forecasting, cashflow management, and internal reporting.
Key Responsibilities:
1. Business Planning & Forecasting
Maintain accurate appraisals and ensure alignment with actuals.
Collaborate with development and MA teams to validate margins and future cashflows.
Ensure timely submission of business plans and forecasts in line with group deadlines.
2. Cashflow Reporting
Produce site-level updates for the 13-week rolling cashflow forecast.
Liaise with land and development teams for accurate weekly inputs.
3. Internal Management Reporting
Prepare monthly project review packs with in-depth cost type commentary.
Participate in monthly regional review meetings.
4. Development Appraisals
Update and reconcile live appraisals monthly by WD5.
Reforecast site costs, calculate residual margins, and conduct end-of-site cost-to-complete reviews.
5. Sales & Marketing Budgeting
Review regional S&M budget packs and challenge key assumptions.
Ensure accurate reconciliation with Hill Partnerships and the CVC.
6. Sales Reporting
Support updates to the sales forecasting model (Smartie).
Contribute to weekly sales reporting and order book maintenance.
7. Line Management
Mentor Assistant Finance Managers and Graduate Trainees.
Guide and support team learning and development initiatives.
Act as a direct line manager depending on region.
Key Relationships:
Work collaboratively across development, commercial, land, and strategic land teams.
Deliver high-quality reporting for senior stakeholders, including non-finance Directors.
Ensure compliance with health & safety protocols and financial governance standards.
Skills & Attributes:
Qualified accountant (ACA, ACCA, or CIMA), 1–4 years PQE.
Residential development sector experience (1–4 years).
Strong analytical, planning, and interpersonal skills.
Proactive, pragmatic, and able to influence cross-functional teams.
Comfortable working under pressure with high accuracy and attention to detail.
